Here is a real estate market update for the community of Burke Mountain, Coquitlam for December 2019.
Over 2019 home buyer demand was quieter in the normally busy spring season but picked up for the second half of the year. For Greater Vancouver which includes Coquitlam, overall 38% of properties sold in December 2019 making it a Sellers Market.
Let’s look at the numbers for Burke Mountain and townhomes. For townhomes in December 2019, 72% of properties sold. There were 18 properties listed and 13 sales.
The average days on the market for a townhome to sell was 15 days. The median price being $964,900.
These numbers do not include sales that were done directly through new developments where the properties were not listed on MLS.
For detached homes in December 2019, 37% of properties sold. There were 30 properties listed and 11 sales.
The average days on the market for a detached home to sell was 6. The median price being $1,700,620.
Again, these numbers do not include sales that were done directly through new developments where the properties were not listed on MLS.
There was less inventory on the market in Coquitlam for December 2019 – a 40% decrease for townhomes and 30% decrease for detached homes. Sales were up 24% for townhomes and down 41% for detached homes compared to November 2019.
